*  Advertising Your Property.

*  Carrying Out Viewings With Prospective Tenants.

* Processing Application Forms.

*  Obtaining References.

*  Obtaining Guarantor Where Appropriate.

*  Creating Schedule Of Conditions Including Photographs.

*  Notifying Utility Services, ie Local Authority, Water, Sewerage, Gas, Electric With Meter

    Readings Where Necessary.

*  Organising Yearly Gas Safety Inspection & Certificate.

*  Moving Tenant Into Property.

*  Notifying Utilities Of Tenants Moving In Date With Meter Readings.

*  Collection Of Rent Including Housing Benefit Where Applicable.

*  Four Month Property Inspection In Preparation Of Conversation Of Tenancy To Periodic At

    Six Month Stage, Or Notice Of Possession If Required.

*  Arrange Maintenance & Repairs As Appropriate.

*  Generate Yearly Rent Increase.

*  Issue Notice Of Possession As Required.

*  Perform Check Out Of Tenant From Property.

*  Negotiate Justified Repairs & Outstanding Rent Before Release Of Deposit.

*  Notify Utility Services Of Tenants Moving Out Date With Meter Readings.
